Grayson County, Texas: Where the US 75 Corridor Keeps Growing
Grayson County sits directly north of Collin County and runs all the way up to the Red River and Lake Texoma. Sherman is the county seat, and Denison, Van Alstyne, Howe, Gunter, Tioga, Pottsboro, and Whitesboro round out a county that was home to about 136,000 people at the 2020 census and has been adding residents quickly ever since.
For years, Grayson County was the place people drove through on the way to the lake. That has changed. Texas Instruments and GlobiTech have committed billions of dollars to semiconductor manufacturing in Sherman, US 75 is being widened, and thousands of new homes have been permitted up and down the corridor. The growth that reshaped Anna and Melissa is now moving north across the county line.

The Grayson County Cities I Work In Most
Van Alstyne is my next-door neighbor. It sits directly north of Anna on US 75, and much of the new construction between the two cities feels like one continuous market. It still has a historic downtown and a small-town pace, with some of the most active new-home building in the county.
Howe is just north of Van Alstyne on US 75, with a smaller-town feel, larger lots in many areas, and quick highway access toward Sherman.
Sherman is the county seat and the center of the county’s new semiconductor investment. It offers established neighborhoods, new subdivisions, and a shorter drive to the new plants.
Denison sits closest to Lake Texoma and pairs a historic Main Street with lake-area and acreage properties.
Collin County vs. Grayson County: What Buyers Should Compare
Crossing the county line can change more than your address. Before you choose between a home in Anna and a home a few miles north in Van Alstyne, compare these:
- Property taxes. County, city, and school district rates are different on each side of the line, and many new communities add a PID or MUD assessment on top. I wrote a guide to PID and MUD taxes that applies here too.
- School district. Van Alstyne ISD, Anna ISD, Howe ISD, and Sherman ISD boundaries do not follow city limits neatly. Always confirm attendance zoning for the exact address with the district.
- Commute. Grayson County gives you easier access to Sherman and Denison jobs, and a longer drive to Plano, Frisco, or Dallas. Drive the route at the time you would actually commute.
- Price per square foot. Builders in Grayson County often advertise lower starting prices than communities a few miles south, but incentives, lot premiums, and taxes can narrow that gap.
New Construction Across the County Line
Most of the new-home activity in southern Grayson County is concentrated along US 75. Builder contracts, incentives, and timelines work the same way here as they do in Anna, which means the same rule applies: do not walk into a model home alone.
