Van Alstyne, Texas: Anna’s Neighbor to the North
Van Alstyne sits on US 75 directly north of Anna, in the southeast corner of Grayson County, with a small piece of the city reaching into Collin County. It was founded in 1873 along the Houston and Texas Central Railway and still has a historic downtown. It is also one of the fastest-changing small cities in North Texas. The 2020 census counted about 4,400 residents. City leaders have since planned for thousands of new homes, and local projections suggest the population could grow several times over in the coming years.
For many of my clients, Van Alstyne is the next stop after Anna. It offers the same US 75 access, new-construction options at a range of price points, and a slightly quieter pace a few more miles from the Dallas crowds.

New Construction Communities in and Around Van Alstyne
Most new-home building here is happening in master-planned communities along the US 75 corridor. Builders and phases change often, but these are the names you will hear most:
- Mantua: a large master-planned community on the Anna and Van Alstyne border, with homes from Highland Homes, David Weekley Homes (Mantua Point), Perry Homes, and others on a range of lot sizes.
- Thompson Farms: homes from Highland Homes and DRB Homes.
- Rolling Ridge: homes from K. Hovnanian Homes and Cambridge Homes.
- Oaklawn: homes from First Texas Homes and M/I Homes.
- Tinsley Meadows: homes from Cambridge Homes.
- River Ranch: homes from Pacesetter Homes.
As of September 2026, builder websites advertise starting prices from the mid-$200s to over $600,000, depending on the builder and lot size. Advertised prices and incentives change often, so call me for current numbers before you visit.
One important tip: bring your agent, or register me, on your very first visit to any model home. Many builders will not honor agent representation after you have signed in alone. Here is why that matters.
Anna or Van Alstyne?
The two cities are only a few minutes apart, but the details can differ:
- County and taxes. Most of Van Alstyne is in Grayson County, so county tax rates differ from Anna’s, and many new communities carry a PID or MUD. My PID and MUD guide explains what to ask.
- Schools. Van Alstyne ISD serves the city, but some newer neighborhoods near the border may be zoned to a different district. Confirm the exact address with the district before you write an offer.
- Commute. Van Alstyne adds a few minutes to a drive south toward McKinney and Dallas, and saves time on a drive north to Sherman’s growing job centers.
Things to Do in Van Alstyne
Downtown Van Alstyne has local shops, restaurants, and community events throughout the year. Anna’s shopping and dining are a short drive south, McKinney is about 20 minutes away, and Lake Texoma is within easy reach for a weekend on the water.
