Anna has changed fast. A decade ago it was a small town on US 75 with a handful of subdivisions. Today it is one of the fastest-growing cities in North Texas, with several national builders selling at once and resale homes competing directly against brand-new inventory a mile down the road. That is a very different buying environment than McKinney or Plano, and it is why I do not hand buyers a generic checklist.
I am Amy Thompson, a REALTOR® with the GRI designation, and I live in Anna. I am also an active investor, so I look at every house through two lenses at the same time: is this a good place to live, and is this a purchase that holds up in five years?
The process, step by step
1. We start with a conversation, not a house tour
Before we look at anything, I want to understand your timeline, your monthly comfort zone (not just your loan approval ceiling), whether you need to sell something first, and what actually matters to you day to day. Commute, schools, lot size, and whether you can live with an HOA are decisions that are much cheaper to make now than after you are under contract.
2. Financing gets sorted before we shop
In a market with this much new construction, a strong pre-approval is leverage. Builders and resale sellers both weigh certainty heavily. If you do not have a lender yet, I will give you a few options and let you compare terms yourself. I do not receive anything for a referral, and I will tell you plainly if a builder incentive tied to their preferred lender is worth taking.
3. The search
You will get direct MLS access rather than a portal feed that runs a day or two behind. We work through Anna along with the surrounding North Collin County communities such as Melissa and McKinney, and I will be honest when a neighborhood is not the fit you think it is.
4. Offer and negotiation
An offer is more than a number. Option period length, financing and appraisal terms, closing costs, leaseback, and possession all move the value of a deal. I build offers off actual closed comparable sales and current pending activity so we know where buyer leverage really sits rather than guessing.
5. The option period
In Texas you can buy a short, defined window to inspect the property and walk away for any reason. This is the most important stretch of the transaction. We line up inspections early, read the reports together, and decide what is worth negotiating versus what is normal wear.
6. Closing
Title work, survey, insurance, the final walkthrough, and funding. I stay on the file to the end and flag anything that looks off before it becomes a delay.
What buyers miss in North Collin County
PID and MUD assessments
A lot of newer Anna neighborhoods carry public improvement district or municipal utility district assessments that fund the infrastructure the subdivision was built on. They can add meaningfully to your annual cost and they are not always obvious in a listing. I check for them before you fall in love with a house. A builder incentive is not automatically a discount
Rate buydowns, closing cost credits, and design center allowances all have a real cost somewhere in the deal. Sometimes the incentive is genuinely the best money on the table. Sometimes it is priced into the base. The only way to know is to compare it against what is actually closing nearby. My monthly Anna housing market report is a good baseline for that comparison.
A brand-new home still needs an inspection
New does not mean flawless. Independent inspections during construction and before closing routinely catch things worth fixing while the builder is still responsible for them.
Have representation before you register at a model home
The sales agent in the model home works for the builder. If you sign in without an agent, you may not be able to add one later. If new construction is on your list, read new construction homes in Anna, TX first.
