Under $700,000 the Anna market gets noticeably smaller and noticeably more individual. Instead of a dozen versions of the same plan, you tend to find semi-custom homes, the flagship models in the newest phases, and properties on the edges of town where lots are measured in fractions of an acre rather than feet. Pools, casitas, dedicated media rooms, and three or four-car garages show up regularly at this level.
Because there are fewer of these homes, they behave differently. They can sit longer than a $400,000 home on the same road, and the buyer pool is smaller, which changes both how you negotiate on the way in and how you price on the way out.
Fewer Comparable Sales Means Pricing Takes More Care
When only a handful of similar homes have sold nearby in the past year, an appraisal becomes less predictable. That cuts both directions. As a buyer it means a seller’s asking price may not be anchored to anything solid, and there is often room to make a case. As a seller it means the wrong list price can leave your home sitting for months while the market quietly assumes something is wrong with it.
