Anna, Texas Homes Under $1 Million
The Anna properties that come to market just under a million dollars are usually one of two things: a large custom home on a well-developed acreage tract, or a smaller, beautifully finished home on land whose value is carried as much by the acreage as by the house. Barns, shops, arenas, stock ponds, and long private drives are common. So are detached guest houses and second structures that were never intended to be rentals.
These are properties with personality, which is exactly why they need to be evaluated in person and in detail rather than compared line by line on a spreadsheet.
What Changes at This Level
Several practical things shift once a property crosses into this range. Financing may move above conforming loan limits, which changes documentation and timelines, so it is worth talking to a lender early rather than after you have found the house. If the land carries an agricultural valuation, confirm with the Collin County Appraisal District what the current use is and what would happen to the assessment if that use stopped. Survey, easement, and mineral rights questions also matter far more here than they do on a quarter-acre subdivision lot.
