Anna, Texas Homes Under $400,000
This is the center of gravity for Anna. More homes list and sell under $400,000 here than in any other price band, and most of them are new construction in the subdivisions that have spread west and south of Highway 5 over the past several years. In practice that usually means a three or four bedroom plan, two or more baths, an open kitchen that looks into the living room, and a two-car garage on a lot sized for easy upkeep rather than acreage.
The good part about shopping this range in Anna is choice. You can often compare a brand new home, a two-year-old resale on the same street, and a builder’s remaining spec inventory in a single afternoon. Three very different deals for a similar monthly payment.
Builder Incentives Are Worth Asking About
When builders are carrying standing inventory, the money usually shows up as incentives rather than a lower sticker price: closing cost help, a rate buydown through their preferred lender, upgrades included, or fencing and blinds added in. Those packages change from month to month and they are rarely posted at the model home. Many builders also require that your agent register with you on your very first visit for representation to apply, so it is worth a quick phone call before you walk into a sales office.
