AnaCapri is the community everyone in Anna has an opinion about. It is the lagoon one. Megatel Homes is building roughly 1,800 homes around a 2.3-acre Crystal Lagoons amenity and water park on the east side of town, and the marketing is genuinely impressive: sand beaches, a surf simulator, a bowling alley, a swim-up bar.

It is also the community where I spend the most time separating what exists today from what is on the rendering. Not because there is anything wrong with AnaCapri, but because you are being asked to pay for the lagoon now and the lagoon is not finished. That is a fair trade for some buyers and a bad one for others, and which one you are depends on facts nobody at the sales center is going to volunteer.

Everything here reflects what I could verify as of September 2026. Prices, incentives and construction timelines in Anna change constantly. Check with me before you rely on any of it.

Amy’s Take on AnaCapri

AnaCapri is the most interesting new community in Anna and the one that requires the most homework.

The upside is real. Nothing else in this price range in North Texas is offering a lagoon, a surf simulator and a bowling alley, and lagoon communities in Prosper and Forney have held their value well. Megatel is building it as a destination, not a subdivision, and the interior finishes in the Premier series are a step above what you see from the volume builders down the road.

The complication is that you are buying on the promise. As I write this, the amenity center is framed and the lagoon is still under construction. It was originally announced for summer 2026. If you close this fall, you are paying full HOA dues and living next to a construction site for some period nobody will put in writing.

My honest position is this. If you are planning to stay seven to ten years, AnaCapri is a reasonable bet and you will likely be glad you bought before the lagoon opened rather than after. If there is any chance you sell in three years, this is the riskiest of the four Anna communities I cover, because you would be selling into whatever the lagoon actually turns out to be.

The Lagoon: What Is Actually Built Today

This is the question to ask first, and I want to give you a straight answer rather than a rendering.

The AnaCapri lagoon was approved as part of the development agreement Anna City Council signed with Megatel, and it is designed as a 2.3-acre Crystal Lagoons amenity with a water park attached. Construction is underway. Megatel posted framework going up on the lagoon amenity center in the spring of 2026, and the company has been publishing periodic development updates since. The original public target was summer 2026, and it has moved.

What that means for you practically: get the current completion date from the sales office in writing, ask what happens to your HOA dues if the opening slips again, and ask specifically which phases will have finished streets and landscaping when the lagoon does open. Those three answers change the value of the purchase more than any upgrade you will pick at the design center.

I am not telling you to avoid it. Lagoon amenities do get built and they do drive demand. I am telling you to buy the house and the lot on their own merits, and treat the lagoon as upside rather than as the reason.

The Full Amenity List, and How to Read It

Megatel publishes an unusually long amenity list for AnaCapri: the lagoon with sand beaches and a homeowner-designated beach, a water park with slides and a FlowRider surf simulator, splash park, swim-up bar and cabanas, paddleboarding and kayaking, a fitness center and yoga studio, a restaurant and bar with patio dining, an adult lounge, an arcade, a bowling alley, indoor and outdoor playgrounds, party rooms, a soundstage, miniature golf, pickleball, inflatable obstacle courses, concierge and food delivery service.

Two things to understand about a list like that. First, these are amenities for the completed community, not amenities available on the day you move in. Second, several of them are the kind that typically carry a fee, a reservation system or limited hours once they open. Ask which ones are included in your dues and which ones are pay-to-use. The answer varies by lagoon community and it materially changes what your $133 a month is buying.

One Builder, Two Series: How Megatel Prices AnaCapri

AnaCapri is a single-builder community, which makes it simpler to shop than Anna Town Square and harder to negotiate. There is no competing builder across the street to play against.

Megatel splits its plans into a Classic series and a Premier series. On the Classic side you will see plans like the Juniper IV at 1,723 square feet, the Giada II at 1,787, the Sophia at 1,950 and the Kathleen at 2,038, most of them single story. The Premier series moves up through the Dawson, the Isla II, the Beckett II, the Celeste at 2,757, the Normandy in the 3,500-square-foot range and the Barcelona plans at 3,839 and 4,058 square feet.

Megatel lists plan pricing as call-for-pricing rather than publishing base prices, which is itself worth knowing. It means the number you are quoted depends on the lot, the phase and the day. Ask for the current price sheet for both series, not just the plan you like, so you can see where the jumps actually are.

What Is Available Right Now

Standing and under-construction inventory in September 2026 ran from a 1,777-square-foot Dawson on Santa Lucia Drive at $315,000 up to a 4,058-square-foot Barcelona on Santa Lucia at $539,000. In between there is a Juniper IV on Cristiano Lane at $389,000, a Beckett II on Santa Lucia at $419,000, a Sophia on Tartane at $420,500, a Berkley on Tartane at $429,000, a Celeste on Amenduni at $456,650, and two Normandy plans at $489,000 and $519,000.

Two homes sit above that band in the current feed: a 3,566-square-foot move-in-ready home on Castiglione Lane at $639,000, and a 2023-built resale on Santa Lucia Drive at $595,000. Both show up in the listings below, so do not be thrown if the first card you see is well past the numbers above.

Megatel has been leading with financing rather than price cuts: a 2.99 percent fixed rate promotion on select move-in ready homes and a 3.99 percent rate plus a monthly credit while your home is under construction. Those programs have expiration dates and they are tied to the builder’s affiliated lender.

Here is the part I want you to hear. A rate promotion is a real benefit and it is also the easiest incentive for a builder to give, because it costs them less than cutting the price. Before you accept one, have me run it against a market-rate loan on a home priced lower. Sometimes the buydown wins by a lot. Sometimes it does not, and the difference over five years is tens of thousands of dollars.

The PID, the TIRZ and the HOA: Your Real Monthly Cost

AnaCapri sits inside a public improvement district. The City of Anna lists AnaCapri districts among its active PIDs, there is a separate district covering AnaCapri North, and the city also used a tax increment reinvestment zone to help fund the project’s infrastructure.

A PID assessment is a fixed dollar amount attached to your specific lot, on top of your property taxes, usually on a long installment schedule. It is not a percentage of your home’s value, and in most districts it can be paid off in a lump sum. Stack it up before you fall in love with a floor plan. At AnaCapri you are looking at property taxes, plus a PID assessment, plus HOA dues that run roughly double what a conventional Anna community charges. That is the price of the lagoon, and it is a legitimate price to pay. Just make sure the number you are budgeting includes all three, because the affordability calculator on a builder website usually includes none of them.

Schools

AnaCapri is in Anna ISD, and Megatel leans on that in its marketing. Anna ISD is opening new campuses and redrawing attendance boundaries almost every year right now to keep up with growth, and AnaCapri is large enough and new enough that assignments here can move between phases.

Confirm the current boundaries with Anna ISD directly for the specific address you are considering rather than relying on a listing, a brochure or this page. If a particular campus is the reason you are buying, that verification is not optional. I am glad to help you get it in writing.

Getting Around

AnaCapri is on the east side of Anna. From US 75, take exit 48A to FM 455 and head east, then north on Ferguson Parkway. That puts you on the opposite side of the highway from The Villages of Hurricane Creek and gives you a slightly longer run to the freeway than the communities right off 75.

From here you are roughly 15 minutes to McKinney, half an hour to Allen and Plano, and about an hour to downtown Dallas in normal traffic. Everyday shopping in Anna covers the basics, and the bigger retail is still south in McKinney.

Three Honest Cautions

You are buying a promise, and promises have dates. The lagoon has already moved once. Get the current date in writing and ask what recourse you have if it moves again.

Single builder means single point of failure. Everything about your purchase, the construction quality, the warranty, the resale comps and the amenity delivery, runs through one company. In a community with four builders, a problem at one is survivable. Here it is not diversified.

The carrying cost is the highest of any Anna community I cover. PID assessment plus roughly $133 a month in HOA dues is a meaningful gap against a community like Anna Town Square. Over ten years that difference is real money, and you should decide consciously that the lagoon is worth it rather than discovering the gap at closing.

AnaCapri vs. Anna Town Square vs. Villages of Hurricane Creek

AnaCapri is the amenity play. Highest ceiling, highest carrying cost, most dependent on something that is not built yet. Best for buyers with a long horizon who genuinely want resort living.

Anna Town Square is the opposite end. No PID, no MUD, roughly $50 a month in HOA dues, two pools, and an elementary and a middle school inside the neighborhood. Lowest and most predictable cost of ownership.

The Villages of Hurricane Creek sits in the middle. Four builders across four price tiers, a resort-style amenity center that is already open, and a PID. It is the balanced choice.

Leonard Trails is the early-in play, smaller and newer, with amenities still on paper and a PID of its own.
