Leonard Trails at a Glance
Leonard Trails is a 98-acre new-construction community on the TX-5 corridor in Anna, developed by Qualico Developments U.S. Two builders are selling here: Pacesetter Homes Texas and First America Homes, which chose Leonard Trails as its first Dallas-Fort Worth community. Homes run roughly 1,277 to 3,200 square feet, with pricing that currently starts in the high $310s and runs into the mid $500s. The community is zoned to Anna Independent School District, and its pool, playground, sports field, and dog park are planned rather than finished. Leonard Trails also sits inside a City of Anna Public Improvement District, which is the single most important thing to understand before you write an offer here.
Amy’s Take on Leonard Trails
Most of Anna’s master-planned growth has happened along and east of US-75. Leonard Trails sits on TX-5 instead, which means a different commute pattern, a different feel, and, for now, far less competition for attention. I like two things about it and I want you to ask one hard question.
The first thing I like is plan depth. Pacesetter is offering more than thirty floor plans in a single community, which is unusual at this size. On the same street you can buy a 1,277-square-foot three-bedroom or a 3,100-square-foot four-bedroom with a game room and a study. That range matters if you are trying to stay in one neighborhood as your household changes.
The second thing I like is that there are two builders competing for the same buyer inside one community. Anna’s market is soft right now, and not for the reason people assume. Demand is fine; through August the city closed 601 sales against 588 a year earlier. What changed is supply, with average active inventory up about thirteen percent year over year against a two percent rise in sales. Median price is down 3.2 percent year to date and price per square foot is down 5.2 percent, which tells me buyers are paying less for the same house. In that environment, two builders inside one neighborhood is leverage on your side of the table. Incentives, rate buydowns, and closing cost help are all live conversations here.
The hard question is the PID. See below, because it changes the monthly payment math more than most buyers expect.

Who Is Building in Leonard Trails
Pacesetter Homes Texas
Pacesetter is the established builder in the community and is pre-selling now. The lineup runs about thirty-one plans from roughly 1,277 square feet at the entry end to about 3,162 square feet at the top, with base pricing that starts near $318,900 and reaches the low $500s. Two- and three-car garages are both available depending on the plan, and buyers can still make structural selections, brick choices, and interior finish decisions on homes early enough in the build cycle.
Move-in ready inventory is where the interesting pricing lives. Recent quick move-in homes have ranged from the high $320s for a three-bedroom around 1,439 square feet up to the mid $560s for a four-bedroom over 3,000 square feet with a three-car garage, with completion dates spread across late 2026. Inventory homes carry deadlines the builder cares about, and that is usually where the best concessions show up.
The Leonard Trails model home is at 912 Fairfield Avenue. While it is being finished, Pacesetter is selling the community out of its Meadow Run model in Melissa. If you go without representation, understand that the person greeting you at that model works for the builder.
First America Homes
First America Homes is the newer arrival and the more interesting story. It is the homebuilding division of The Signorelli Company, it ranked No. 75 on the Builder 100 list, and Leonard Trails is its very first North Texas community after years of building in Houston and San Antonio. The company secured 81 homesites here and scheduled construction to begin in July 2026.
Its plans run roughly 1,700 to 3,200 square feet with pricing starting in the $300s, split into a 30-foot series of two-story homes with tall ceilings in the main living areas and a 40-foot series with expanded garages for extra storage, a workout space, or a hobby setup. Available features include covered patios, game rooms, studies, mudrooms, and dedicated home offices, and buyers select finishes at the builder’s design center. First America also backs its homes with a two-year warranty, which is longer than the standard one-year builder coverage and worth weighing if you are comparing two similar homes on the same street.
A first community in a new market cuts both ways. A builder wants that opening phase to go well, which can mean sharper pricing and more attention. It also means there is no local track record to check yet, so I walk these homes carefully during construction and I insist on an independent inspection.
Floor Plans and Pricing: What You Actually Get
In the high $310s to the $340s you are looking at three-bedroom, two-bath, single-story plans from roughly 1,277 to 1,730 square feet. These are efficient homes on smaller lots, and they are the ones most likely to appraise tightly, so pay attention to what upgrades you are financing.
From the mid $360s to the low $420s the plans open up to four bedrooms and 1,950 to 2,400 square feet, often with a game room, a study, or both. This is the sweet spot for most families I work with in Anna.
From the mid $450s upward you are into 2,700 to 3,200 square feet, three-car garage options on some plans, and four-bath configurations. At that price in Anna you should be comparing hard against slightly older resale homes with finished yards, fences, and window coverings already in place, because a new build rarely includes any of that.
Amenities: What Exists Today and What Is Still on Paper
The plan for Leonard Trails includes a swimming pool, an amenity center, a playground, a sports field, and a dog park. As of now, those are future amenities, with the recreation package tied to a later phase of the community.
I am direct with buyers about this. Buying in an early phase means you may pay HOA dues for a year or more before the pool opens, and the completion timeline depends on how quickly lots sell and how the developer sequences the phases. That is not a reason to avoid Leonard Trails. It is a reason to ask for the amenity schedule in writing, to confirm what the HOA covers in the meantime, and to price the home based on what exists rather than on the rendering.

The PID: What to Know Before You Sign
Leonard Trails is inside a Public Improvement District created by the City of Anna. The city approved the district and a development agreement with the developer, which is how the infrastructure for the community, the streets, water, sewer, and drainage, gets financed up front.
What that means for you is straightforward. A PID assessment is added to your annual property tax bill on top of the standard city, county, school, and college rates. It repays the bonds that paid for that infrastructure, it usually runs for decades, and it is separate from your HOA dues. Two homes at the same price, one in a PID and one not, can carry meaningfully different monthly payments.
This is not a reason to walk away. PIDs are common in fast-growing Collin County suburbs and the trade-off is often newer infrastructure and amenities. But several competing Anna communities advertise no PID and no MUD as a selling point, so you need the actual numbers to compare fairly. Before you sign anything at Leonard Trails, ask the builder for the PID service plan and the current annual installment for the specific lot you are considering, in writing, and ask whether the assessment can be paid off in a lump sum. Schools
Leonard Trails is zoned to Anna Independent School District, and the builders describe Anna ISD campuses within about two miles of the community.
I am deliberately not naming specific campuses on this page yet. Leonard Trails is new enough that published sources currently disagree about which elementary and middle school serve it, and Anna ISD has been redrawing attendance boundaries as it opens new buildings to keep up with growth. If schools are driving your decision, confirm the current assignment for the exact address with Anna ISD before you write an offer, and ask about the district’s rezoning plans for the next few years. Getting Around from Leonard Trails
The community fronts TX-5, with quick access over to US-75. That combination puts Melissa minutes away, historic downtown McKinney close enough for a weeknight dinner, and Allen, Plano, and Frisco within a reasonable drive for work, shopping, and entertainment. Downtown Dallas is roughly 45 miles south. The TX-5 location is worth noting on its own: it gives you an alternative to sitting on the US-75 frontage during the worst of the morning push.
