West Crossing at a Glance

West Crossing is one of Anna’s established master-planned neighborhoods, near US-75 and FM 455 in Collin County. Unlike Anna’s newest communities, it is nearly built out: the amenity center has been open for years, the landscaping is filling in, and most of what’s for sale is a mix of resales and the last new homes from builders closing out the community. Homes range from about 1,840 to 4,226 square feet, and in September 2026 asking prices ran from the low $300s for resales to about $600,000 for the largest new builds.

  • Builders: Bloomfield Homes and William Ryan Homes (both in closeout); Highland Homes built here earlier

  • HOA: about $645 a year, managed by Neighborhood Management
  • PID: none
  • Tax rate: about $2.00 per $100 of value (builder-quoted)
  • Schools: Anna ISD

Amy’s Take on West Crossing

There is something genuinely special about the rhythm of life in West Crossing, especially when the afternoon heat begins to ease. Whether it’s watching families and neighbors gather around the resort-style pool and clubhouse, taking the dogs for a quiet evening stroll along the winding greenbelt trails as the North Texas sunset stretches across open skies, or making the quick two-minute drive to Slayter Creek Park for Saturday ballgames, the community embodies that perfect balance of small-town connection and modern suburban comfort. It isn’t just a collection of beautiful homes; it’s the kind of neighborhood where front porches are used, people wave as you pass by, and everyday life simply feels a little more grounded.

Add in Anna ISD schools, community green spaces and a million-dollar amenity center, and it easily earns its spot as one of the area’s top choices. It is also one of the few places in Anna where you can compare a resale and a brand-new home on the same street, with no PID on either one.

New Construction: Buying from a Builder in Closeout

Both builders still selling in West Crossing are on their last homes. That changes the negotiation. A builder in closeout wants to sell its remaining inventory and move its sales team to the next community, which usually means better pricing on finished homes and fewer choices on plans and lots.

Bloomfield Homes

Bloomfield has listed homes from about $417,000 to $600,000, with plans from 1,840 to 4,226 square feet and 3 to 6 bedrooms. The model is at 809 Twin Pine Court. In September 2026, Bloomfield advertised up to $25,000 in incentives toward a rate buydown or closing costs and cut prices on some finished homes, including one on Firewood Way reduced from $514,447 to $459,447. Offers change monthly, so ask me for current numbers.

William Ryan Homes

William Ryan lists West Crossing as a last-opportunity community, with homes from about $400,000.

As with any builder, incentives are usually tied to the builder’s preferred lender, and the best deals are on homes that are already built. Bring your agent on your first visit, because builders record who brought you when you first sign in.

Resale Homes

Because West Crossing is established, resales give you a second option. In September 2026 there were about a dozen active listings, priced from the low $300s to about $600,000, averaging about $166 per square foot and roughly 80 to 85 days on market.

A resale often comes with a finished backyard, fence, blinds and landscaping that a new build doesn’t include, but you give up the builder warranty and builder incentives. Resale sellers competing with closeout pricing may also be more open to negotiating.

Amenities

West Crossing’s amenities are finished and in use. The community has a million-dollar amenity center with a clubhouse, fitness room, kids’ playroom and full kitchen, plus a resort-style pool, playgrounds, a basketball court, trails and greenbelts. The HOA runs a social calendar with events like a spring egg hunt and a back-to-school pool party.

Slayter Creek Park, one of Anna’s main city parks, is nearby, with lighted ball fields, tennis and pickleball courts, a skate park, splash pad and more.

HOA, Taxes and Your Real Monthly Payment

HOA dues have been listed at about $645 a year, lower than many of Anna’s newer communities. The HOA is managed by Neighborhood Management. Builders have quoted the property tax rate at about $2.00 per $100 of value.

West Crossing is not in a public improvement district, so there is no PID installment added to your tax bill. In Anna, where many new communities carry a PID for thirty years, that can mean a noticeably lower monthly payment at the same price. If you want to understand how PIDs work, read about PID and MUD taxes in Anna, TX.

Your real monthly cost is principal, interest, insurance, taxes and HOA dues. I run that full number for every address we look at.

Schools

West Crossing is served by Anna ISD. Recent builder listings show Joe K. Bryant Elementary, Slayter Creek Middle School and Anna High School. Anna ISD is redrawing attendance boundaries as it opens new schools, so confirm the current assignment for the exact address with the district before you write an offer.

Things to Know Before You Buy

First, if you are selling a resale here while builders are still closing out, you are competing with rate buydowns and closing cost credits that an individual seller can’t easily match. Once the builders finish, that competition goes away.

Second, pull comparable sales by home size and section, not the community average. West Crossing spans a wide range of sizes and builders, and one average price per square foot will mislead you in both directions.

West Crossing vs. Villages of Hurricane Creek

Both are near FM 455, but they are at very different stages. West Crossing is nearly finished, with established amenities, lower HOA dues, no PID, and a mix of resale and closeout homes. Villages of Hurricane Creek is still building, with four builders, a wider price range starting in the high $290s, and a public improvement district. If you want an established neighborhood, start with West Crossing. If you want to choose your builder and plan, Hurricane Creek has more options.
