Amy’s Take on Churchill
Churchill is the community I end up explaining more than any other, because on paper it looks like two different places at once.
The mailing address says Anna. The school district says Van Alstyne. Both are correct, and that combination is either exactly what you want or a complication you should understand before you fall for a floor plan.
What I like about it: five builders competing on the same streets, which is real leverage. An elementary school inside the community, which matters more to a parent of young kids than almost any amenity. And a genuine entry price — Beazer has been starting in the $270s, which in this corridor is hard to find with a pool and pickleball attached.
What I make sure people understand: this community is in a MUD, and that changes your monthly payment in a way the base price does not show. More on that below, because it is the part that actually decides what you can afford.

The Anna Address, Van Alstyne ISD Thing
This deserves its own section because it is the single most common source of confusion here, and it cuts both ways across this whole corridor.
Van Alstyne ISD reaches down into northern Collin County. That is how a community with an Anna, TX 75409 mailing address ends up zoned to Van Alstyne schools. It is not a mistake and it is not going to change because the address says Anna.
Why that matters to a buyer:
- Van Alstyne ISD is a much smaller district. About 2,857 students across six campuses with one high school, against Anna ISD’s 6,724 students, ten campuses and two high schools. If a small district is what you are after, this is one of the few ways to get it with an Anna address.
- There is an elementary inside the community. Your kindergartner is not riding across town.
- Your search filters will lie to you. If you search “Anna ISD” you will miss this place entirely. If you search “Van Alstyne” by city you will also miss it. I have had buyers drive past Churchill for months without knowing it existed.
The same trap runs the other direction: some homes with Van Alstyne mailing addresses are zoned to Howe ISD. A mailing address tells you almost nothing about schools in this part of Collin and Grayson County. Confirm the assigned campus for the exact address with the district before you write an offer — I am glad to make that call with you.
Who Is Building in Churchill
Five builders, which is unusual and good for you. Prices below are what was advertised in September 2026 and they move constantly.
Beazer Homes
Two product lines — the Meadows collection on 50-foot lots and the Fields collection on 40-foot lots. Homes have started around $274,563, roughly 1,427 to 3,083 square feet. Beazer is the entry point in this community and the widest range of plan sizes.
Brightland Homes, HistoryMaker Homes, DRB Homes and Impression Homes
All four are selling in Churchill alongside Beazer. Plans, lot widths and incentives differ by builder and change with each phase release, so rather than publish numbers here that will be stale in three weeks, call me and I will tell you what is actually available and who is discounting.
The thing to do with five builders on one street is simple: say out loud that you are comparing them. Builders in a shared community know exactly what the others are offering, and the one who wants your contract this month will move on incentives before they move on base price.
The MUD: What It Means for Your Payment
Churchill is inside Van Alstyne MUD No. 3. This is not a rumor or an inference — it is documented in a $22.07 million MUD receivables transaction dated January 2026 that reimbursed the developer for roads, water and sewer, and that document names Churchill and its 817 homes directly, alongside Oaklawn in Van Alstyne.
A Municipal Utility District is how the streets, water, sewer and drainage got built here before the rooftops arrived. The cost is repaid by the homeowners as a tax rate on top of your regular property taxes.
Three things to understand:
- It is additional. School, county and college rates do not go down to make room for it.
- It runs for decades, typically twenty to thirty years.
- It is separate from your HOA dues. You pay both.
On the 2025 rate chart, Van Alstyne MUD No. 3 carries $1.00 per $100 of value. To put that in real money: on a $350,000 home, a full one-dollar MUD rate is roughly $290 a month on top of everything else. That is not a rounding error. It is the difference between two houses for a lot of the families I work with.
None of this makes Churchill a bad buy. Districts are how fast-growing suburbs get built, and the trade is newer infrastructure and amenities that exist on day one rather than in a rendering. But you have to price the home with the district in it, not the base price the sign advertises.
Ask for, in writing, before you sign:
- The district name and the service and assessment plan
- The current annual obligation for your specific lot — not the community average
- Whether it can be paid off in a lump sum, and what that costs
- How many years remain
The document you actually want is the Notice to Purchaser of Real Estate. It is a required disclosure and your title company can produce it. If a salesperson cannot get it for you, that is information too.
Amenities and Schools
Churchill has a pool, pickleball courts, a playground and an amenity center. The thing worth saying plainly is that these exist — you are not buying into a rendering and paying HOA dues for two years waiting for a pool to open, which happens in several newer communities up this corridor.
On schools: the community has its own on-site Van Alstyne ISD elementary. Beyond that, students feed into Van Alstyne Middle School, Van Alstyne Junior High and Van Alstyne High School.
Two things worth knowing about the district while you are deciding:
- Van Alstyne ISD rezoned its elementary attendance boundaries effective for the 2026-27 school year, as it opened a new campus. Confirm your specific address rather than trusting a builder sheet.
- Van Alstyne High School holds an A rating from TEA, and the district posted a 90% accountability score for 2022-23, the joint-highest in Grayson County. The district is growing fast — enrollment is up about 93% since 2016 — and projects the middle and high schools reaching capacity around 2028-29, with a second junior high targeted for 2029.
Two Honest Cautions
- Do not price this home without the MUD in it. A $274,000 base price with a full one-dollar district rate is not a $274,000 monthly payment. Run the real number before you get attached.
- Verify the school zoning for your exact lot. The Anna-address, Van-Alstyne-schools arrangement is the whole appeal for a lot of buyers here, and it is assigned by parcel. Do not assume it from the community name.
Frequently Asked Questions
What school district is Churchill in?
Van Alstyne ISD, even though homes have an Anna, TX 75409 address. There’s a Van Alstyne ISD elementary inside the community, and students then attend Van Alstyne Middle School, Van Alstyne Junior High and Van Alstyne High School. The district rezoned elementary boundaries for 2026-27, so confirm the campus for a specific address.
Does Churchill have a MUD or PID?
Churchill is in Van Alstyne MUD No. 3, which carried a rate of $1.00 per $100 of value on the 2025 rate chart. On a $350,000 home that’s roughly $290 a month on top of regular property taxes and HOA dues. Ask your title company for the Notice to Purchaser before you sign.
How much do homes cost in Churchill?
Beazer has started around $274,563 as of September 2026. Active listings have mostly run from the high $200s to the low $400s, for homes of about 1,427 to 3,083 square feet in Beazer’s lineup.
Which builders are in Churchill?
Five: Beazer Homes (the Meadows collection on 50-foot lots and the Fields collection on 40-foot lots), Brightland Homes, HistoryMaker Homes, DRB Homes and Impression Homes. About 817 homes are planned, developed by 757 Churchill Development.
What amenities does Churchill have?
A pool, pickleball courts, a playground and an amenity center, all open now.
Why doesn’t Churchill show up when I search for Anna ISD homes?
Because it’s zoned to Van Alstyne ISD, and searching by the city of Van Alstyne misses it too, since the mailing address is Anna. Search by community name, or ask a local agent to set up a saved search for Churchill.
Want to Walk It With Me?
I live in Anna and I am in this corridor most weeks. I read MUD and PID paperwork line by line, not because it is fun, but because that is where the money is.
If Churchill is on your list, talk to me before you walk into the first model home. Most builders will not honor agent representation once you have signed in alone, and bringing me costs you nothing — builders budget for it whether you do or not.
