Creekside

Creekside at a Glance

Creekside is one of Anna’s established, more affordable neighborhoods, built mostly in 2003 and 2004 across three phases east of US-75 off FM 455. Streets include Creekside Drive, Parkview Drive, Creekview Drive and Hilltop Drive. Homes run about 1,255 to 2,587 square feet with three to five bedrooms, and most sell under $350,000. There’s no new construction and no big amenity center, and HOA dues are low, reported around $250 to $360 a year.

Amy’s Take on Creekside

Creekside is what much of Anna looked like before the master-planned boom. The homes are about 20 years old, the trees are grown in, and nobody is paying for a lagoon or a resort pool. For a first-time buyer, a small investor, or anyone who wants to be in Anna without new-construction prices or a PID, it’s one of the first places I look.

The trade-off is age. At 20-plus years, roofs, HVAC systems, water heaters and fences are at or near replacement age, so the inspection matters more here than in a new community, and the price should reflect what’s coming due.

The Homes

Continental Homes, a D.R. Horton brand, built many of the original homes. Lots run about 5,900 to 9,100 square feet, with the larger ones on Phase 3 cul-de-sacs, and you’ll find both one- and two-story plans.

Prices

Recent listings have started around $259,000 and run into the $300s, and automated value estimates have ranged from about $261,000 to $362,000. Homes here also rent for around $2,100 a month, which is why investors look at Creekside too.

Your Real Monthly Cost

Creekside’s biggest advantage over a new build is what is not on the bill: no PID assessment, and HOA dues that work out to roughly $20 to $30 a month. On a $300,000 home with taxes around 2 percent of value, plan on about $6,000 a year, or $500 a month, before exemptions.

Once you file your homestead exemption, the first $140,000 of your home’s value is exempt from Anna ISD school taxes. Texas voters raised that from $100,000 in November 2025, and it takes a real bite out of the bill. File with the Collin Central Appraisal District after you close. If you are comparing Creekside to a newer community, read PID and MUD taxes in Anna, TX first. For a full side-by-side, read Resale or New Build in Anna, TX? What You Really Pay Each Month.

HOA, Taxes and Districts

There’s a mandatory HOA managed by Assured Management, with dues reported between about $250 and $360 a year depending on the phase. Creekside was built before Anna started using public improvement districts, and I haven’t seen a PID or MUD referenced here; confirm with the Notice to Purchaser for the specific home. One recent tax bill ran about 2 percent of assessed value. For the background, read PID and MUD taxes in Anna, TX.

Amenities

Listings mention neighborhood parks, playgrounds and greenbelts. Slayter Creek Park and Natural Springs Park are both nearby in Anna.

Schools

Creekside is in Anna ISD, and high school students attend Anna High School. Listings disagree on the elementary and middle schools, and Anna ISD approved attendance zone changes for 2026-27, so confirm the assignments for the exact address with the district before you write an offer. I am glad to make that call with you.

Getting Around

From US-75, take exit 48A to FM 455 and head east to Creekside Drive. McKinney is a short drive south, and downtown Dallas is about 45 miles.

What to Check on a 20-Year-Old Creekside Home

  • Roof. Ask its age and hail history before you write an offer. Many Texas insurers price policies, or decline them, based on roof age.
  • HVAC. Check the data plate. An original 2003 or 2004 system likely runs on R-22, the refrigerant that was phased out in 2020, so recharging it is expensive and replacement is usually the answer.
  • Water heater. At 10 to 15 years, most originals have been replaced or are due.
  • Foundation. North Texas clay moves. Look for cracks, sticking doors and uneven floors, and ask whether there has been foundation repair and whether a transferable warranty comes with it.
  • Fences and termites. Wood fences last about 15 to 20 years, and a termite inspection is worth the small cost.

Who Creekside Fits (and Who It Doesn’t)

It fits first-time buyers who want Anna ISD under $350,000, buyers who want grown trees and no PID, and investors.

It doesn’t fit buyers who want a resort-style pool, a builder warranty, today’s open floor plans or new-build energy efficiency. For that, look at Villages of Hurricane Creek or Anna Town Square.

Creekside for Investors

Homes here rent for around $2,100 a month. As illustrative math only: a $280,000 purchase at that rent brings in about $25,200 a year before expenses. From that, subtract roughly $5,600 in property taxes (there is no homestead exemption on a rental), the HOA, insurance, maintenance on a 20-year-old house, and a month of vacancy. I am happy to run real numbers on any specific house.

Two Honest Cautions

Budget for age. Plan on roof, HVAC and water heater replacements over the next several years unless the seller has already done them, and negotiate for it.

Expect investor competition. Steady rental demand keeps values supported, but it also means you may be up against cash buyers on the best-priced homes.
